Uvažujete o stavbě rodinného domu? Rozhodně se neobejdete bez projektu. A jak rozeznat kvalitní od nekvalitního? Laik to nepozná, na místě proto je alespoň základní orientace v oboru.
Ať již se jedná o projekty dřevostaveb nebo klasických domů, vždy by měly být z pera odborníka. Zřejmě proto lidé z valné většiny dávají přednost domům typovým a katalogovým projektům. Individuálního projektu, který by byl schopen přizpůsobit se jejich představám, se z různých důvodů obávají. Individuální projekt domu přitom nemusí být drahou ani časově náročnou záležitostí. Jistou dávku přemýšlení a ponoření se do problému ale samozřejmě vyžaduje.
Dům z katalogu? Proč ne
Na katalogy jsme zvyklí. Listujeme jimi a při výběru se často necháváme ovlivnit kvalitou fotografií. A nemusíme nad nimi moc přemýšlet. Roztržený nebo jinak narušený dům už nevyhodíme. A kalhoty si na rozdíl od domu nepořizujeme na celý život.
Projekt na klíč
Rozhodně se nesnažíme shazovat katalogové projekty. Naopak. Snažíme se jen apelovat, abyste si je vybírali s náležitým rozmyslem. Stavba vlastního domu je v životě přeci jen velmi významnou událostí. Pokud s ní každopádně chcete mít co nejméně starostí, zvolte projekt na klíč. Nebudete se muset o nic starat, dodavatel vám na konci stavby jen předá klíč a můžete bydlet.
Vycházejte z pozemku
Jistou nevýhodou většiny typových projektů, ať se již jedná o projekty dřevostaveb, či klasických domů, je to, že neberou (a ani nemohou brát) v potaz specifika konkrétního pozemku, jako je jeho tvar, svažitost, orientace ke světovým stranám. V každém případě doporučujeme si na pozemek projektanta pozvat, aby ho v případě nutnosti mohl upravit. Za to si sice připlatíte, ale vyhnete se pozdějším mnohdy neřešitelným problémům.
Rychlá výstavba
Co se samotné ceny projektu týče, tu si domluvte hned na začátku stejně jako to, na jaké úpravy máte v rámci projektu nárok. Samotná stavby typového domu pak probíhá rychle. Veškeré pracovní postupy jsou přeci jen zaběhnuté a prověřené praxí. I přesto vám doporučujeme sjednat si nezávislý stavební dozor, který dohlédne na kvalitu materiálu i odváděných prací. Dodavatelská firma každopádně odpovídá za celou dodávku.
